Vadgaon Budruk or Vadgaon Khurd: which Vadgaon is which

Budruk and Khurd are Persian for greater and smaller. How the two Vadgaons on Sinhagad Road differ in the records, the civic map and property listings.

Vadgaon Budruk and Vadgaon Khurd: two revenue villages with one name and one PIN code, told apart by the land record

Past Anand Nagar on Sinhagad Road, the names start to multiply. Newspapers write Wadgaon Budruk, the engineering college writes Vadgaon (Bk), property portals mix both spellings, and some addresses say Vadgaon Khurd. They are not all describing the same place. This piece explains what the two names mean, how government records treat them, and how to read an address before you rely on it.

What Budruk and Khurd mean

Both words are Persian in origin. Wikipedia’s entry on the term gives Budruk as “greater” and Khurd as “smaller”. Used as a pair, they separate namesakes, whether two neighbouring settlements or the halves of a single one. Northern India uses Kalan for the same job.

The pattern runs right round Pune’s southern and eastern edges. The 41 wards used in the Pune Municipal Corporation (PMC) election of January 2026 include Hingne Khurd, Kondhwa Khurd, Kondhwa Budruk and Manjari Budruk in their names, and the PMC’s draft development plan of October 2025 lists Ambegaon Budruk and Ambegaon Khurd separately. The first half of the name has its own story: Wikipedia’s Vadgaon Budruk entry says the village was named for its many banyan trees, vad in Marathi.

One caution. “Greater” describes the two settlements as the old revenue records saw them. It tells you nothing reliable about which is bigger, busier or dearer today.

Two villages in the records

On paper, Vadgaon Budruk and Vadgaon Khurd are separate revenue villages of Haveli taluka. Each has its own code in the national Local Government Directory: 944124 for Wadgaon Bk and 944123 for Wadgaon Kh, according to the villageinfo.in directory as consulted in November 2026. That directory lists both as urban villages that come under an urban local body.

The postcode does not separate them. Both use 411041, so the pincode on a listing or a delivery address proves nothing about which Vadgaon a building stands in.

What does separate them is the land record. Title documents, the property tax bill and the agreement for sale identify land by revenue village and survey number. Sinhgad College of Engineering, for example, gives its address in its mandatory disclosure for the 2025 to 2026 academic year as “S. No. 44/1, Vadgaon (Bk), Off Sinhgad Road”. That pairing of village and survey number is what pins a plot down, whatever a brochure calls the area.

Where each Vadgaon lies

Revenue boundaries are not marked on the road, so the practical approach is to see where official and developer records place known landmarks.

Read together, these records put the Budruk name on a wide area. It appears beside Anand Nagar towards the city, it is the name on the Sinhgad campus address, and the PMC grouped it with Narhe and Dhayari in its 2026 ward map. Vadgaon Khurd turns up far less often. When the PMC opened the fire station there in July 2022, Punekar News reported that it would cover the road from the Wadgaon flyover bridge out to Khadakwasla.

Civic status today

Both Vadgaons are inside PMC limits. Vadgaon Budruk is in the name of ward 34, one of the 41 wards that elected 165 corporators on 15 January 2026. Vadgaon Khurd is not in any ward name, since each ward carries only two or three locality names, but it is municipal territory: the PMC built and runs the fire station there, and the Local Government Directory lists the village under an urban local body.

When they joined is less tidy. Residents of Vadgaon Budruk and Dhayari told the Free Press Journal in January 2026 that their areas had been inside the corporation for more than 25 years. That fits the large expansion of 11 September 1997, when a state notification added 38 villages to the PMC, as recorded in the corporation’s October 2025 draft plan. Neither source lists the Vadgaons by name, though, so treat 1997 as likely rather than proven. The history of the corridor sets out the later mergers that brought Dhayari, Narhe and the villages beyond into the city.

How listings use the names

  • Spellings vary. Vadgaon and Wadgaon are two transliterations of the same Marathi word, and Budruk also appears as Budhruk, as on Wikipedia’s page for the 2026 civic election. Bk and Kh are the usual short forms. Search the portals with every version.
  • Portal pages bundle areas. NoBroker’s locality page for Vadgaon Khurd, consulted in November 2026, carries Wadgaon Budruk and Narhe in its web address, and its sample listings use Budruk and Narhe addresses. A portal’s locality page is a marketing grouping, not a boundary.
  • The road stands in for both. Many listings say only “Sinhagad Road”, a label that stretches from Vitthalwadi to Khadakwasla. The road’s formal name, Narveer Tanaji Malusare Road, which The Bridge Chronicle used in February 2026, is seldom used in listings.
  • Colony names sit on top. Names such as Anand Nagar describe colonies rather than revenue villages, which is why a developer may write “Anand Nagar, Vadgaon Budruk”.
  • Other Vadgaons exist. Wadgaon Sheri is a locality in east Pune, paired with Kalyani Nagar in ward 5, and Vadgaon in Maval taluka is a separate town with its own nagar panchayat. A search for “Vadgaon, Pune” can return either.

Checking the address of a flat

  1. Ask for the survey number and revenue village as they appear in the title documents, not the locality name in the brochure.
  2. Match them against the MahaRERA registration for a new project and against the draft agreement for sale.
  3. For a resale flat, look at a recent property tax bill, which carries the PMC’s own description of the property.
  4. Ignore the pincode as evidence, since 411041 covers both villages.
  5. If schools, a bus route or the drive to work matter to you, check them from the actual building. The commuting guide covers the main routes out of the corridor.

Codename Vybe is at Vadgaon on Sinhagad Road. Its exact site is shared on enquiry, and its MahaRERA registration number is still awaited. The location page covers the corridor in general, and the developer page names the projects both developers already have on this stretch.
