Letting a flat in Maharashtra: a registered leave and licence agreement between owner and licensee

Plenty of people who buy on Sinhagad Road expect to let the flat at some point: an owner posted abroad, a family buying ahead of need, or an investor. This guide looks at who rents around Vadgaon, what the property portals said rents and yields were in 2026, and what tends to make a flat easy to let. It gives no rent or yield for Codename Vybe. The project has no published price, and any figure for it would be a guess.

Who rents around Vadgaon

Students

The corridor’s student population is built around the Sinhgad institutes. Sinhgad College of Engineering alone, on the Vadgaon (Bk) campus, has a sanctioned intake of 1,140 undergraduates a year according to its 2025 to 2026 disclosure, and it is one of several Sinhgad institutes in and around the corridor. When Punekar News reported a shortage of student housing in June 2026, it named Sinhagad Road among the areas in highest demand. Students quoted in that report put shared hostel rooms at ₹3,000 to ₹5,000 a month across the city, rising to ₹9,000 to ₹12,000 for furnished, air-conditioned rooms.

Students mostly look for paying-guest beds, shared flats and small units. A larger flat can go to a group of students, but check the society’s rules before letting that way.

Families

Families renting while they decide where to buy, or while their own home is being built, are a natural market for two and three bedroom flats, and the schools, hospitals and markets already on the corridor are part of the draw. The location page lists the main ones.

Office and IT staff

Some tenants work in the city centre or travel to the IT parks. One investor reviewing Vadgaon Budruk on NoBroker in 2026 wrote that enquiries came “regularly from students and IT folks”. For these tenants the daily journey decides everything, and the commuting guide sets out the routes, including metro Line 3 to Hinjewadi, which opened on 4 November 2026.

What the portals said rents were

Two portals publish rent figures for Vadgaon Budruk, and they do not agree.

NoBroker, figures as of August 2026₹8,500 to ₹12,000₹12,000 to ₹16,000₹16,000 to ₹25,000
Square Yards, figures as of September 2026₹16,400 averageNot givenNot given

Square Yards also gave an average of ₹34 per sq ft a month for the locality, and NoBroker said two bedroom rents had risen about 6 per cent over the previous six months. Note that Square Yards’ one bedroom average sits above the top of NoBroker’s whole one bedroom range. Neither portal states the area basis, carpet or built-up, behind its figures, and both draw on asking rents in listings rather than rents actually agreed. Use them as a rough band, and check them against current listings in the specific society.

Yields are modest

Gross rental yield is a year’s rent divided by the price of the flat. Square Yards put Vadgaon Budruk’s at 2.96 per cent, on the page carrying its September 2026 figures, against 3.81 per cent for Pune as a whole on its city page in November 2026.

A quick sum shows what that means. At the top of NoBroker’s three bedroom band, ₹25,000 a month, a year’s rent comes to ₹3 lakh. For that to be a 3 per cent gross yield, the flat would have to cost ₹1 crore. Then come the costs that a gross yield leaves out:

  • society maintenance and the sinking fund, which owners commonly pay, as the guide to maintenance and the sinking fund explains;
  • property tax;
  • a month or two without a tenant between lets;
  • brokerage, repairs and repainting;
  • income tax on the rent.

At yields like these, rent is a contribution towards the cost of owning a flat rather than an income from it. Anyone buying mainly to let should run the sums with their own figures, and should not count on the flat’s value rising to make up the difference.

What makes a flat easy to let

  • Water. NoBroker reviewers of Vadgaon Budruk in 2026 mentioned heavy reliance on tankers, and one student wrote that supply lasted “barely 2 hours”. Tenants ask about it, so know your society’s supply and storage.
  • The journey to work or college. Easy access to the main road and bus stops widens the pool of tenants, and metro stations on Sinhagad Road will matter once Line 4 is built.
  • Parking. A covered space clearly allotted to the flat avoids disputes between tenants and neighbours.
  • Layout. Bedrooms of similar size, each close to a bathroom, suit sharers and families alike, and a dry balcony for the washing machine helps. The floor plans show how the 3 BHK layouts at Codename Vybe are arranged.
  • Furnishing. Decide it by tenant: sharers and short-stay staff usually want furniture, while families often bring their own.
  • Society rules. Ask about the society’s procedure and charges for tenants. In Maharashtra, non-occupancy charges on a let flat are capped at 10 per cent of the service charges, a ceiling that goes back to a 2001 circular and was applied statewide by a Supreme Court interim order, as Citizen Matters summarised in May 2016.

The paperwork in Pune

  1. A registered agreement. Section 55 of the Maharashtra Rent Control Act, 1999 requires every leave and licence agreement to be in writing and registered, and puts that duty on the landlord. Without one, the tenant’s version of the terms prevails unless proved otherwise, and the penalty can be up to three months in prison, a fine of up to ₹5,000, or both. Agreements can be registered online, and Pune police said in August 2026 that agreements e-registered on the registration department’s i-SARITA system are visible to them.
  2. Tenant details to the police. In August 2026 Pune police acted against 113 landlords and paying-guest operators, including some in Ambegaon and Narhe, for not submitting tenant details, Punekar News reported. Details can be filed through the Tenant/Paying Guest Information option on the Pune Police citizen portal.
  3. The society. Tell the managing committee in writing and follow its procedure for tenants.
  4. Income tax. Rent is taxed as income from house property, so keep a record of what you receive and what you spend on the flat.
