The agreement value is the number everyone negotiates, but it is not the number that leaves your bank account. Stamp duty, registration and GST are the large statutory additions and need their own calculation. This guide is about the rest: the charges that arrive with the possession letter, the cost of the loan itself, and the money it takes to turn a bare flat into a home.
Codename Vybe’s price has not been published, so there is no total here, only the categories and indicative figures from named sources. Use them to start your own worksheet before the price list is released.
Charges that come with the possession letter
Advance maintenance. Many developers ask for one or two years of maintenance in advance at possession, often a couple of lakh rupees per flat, according to a Free Press Journal consumer column of November 2025. In it, the chairman of Mumbai Grahak Panchayat argued that the practice has no legal basis, because the promoter is responsible for maintenance until the society takes over. Whatever view you take, budget for it, and insist on receipts that state the period covered and that it runs from possession, not from the date of payment.
That detail matters. Business Today reported in July 2025 on a Mumbai township buyer who prepaid four years of maintenance at ₹5 to ₹10 a sq ft, found the period had been counted from the date of collection, and was later billed again because the society never received the records. The guide to maintenance and the sinking fund covers what a fair deposit looks like.
Society formation. Under bye-law 19(a) of the model bye-laws for Maharashtra cooperative housing societies, each member pays an entrance fee of ₹100 and the value of at least ten shares with the membership application. The statutory sums are small. If a demand letter shows a larger lump sum for society formation and legal work, ask for the breakup and check that the society receives the share money once it is registered.
The cost of the loan, beyond the interest rate
- Processing fees. SBI’s card rates, as published on its home loans site in November 2026, put the fee at 0.35 per cent of the loan, with a minimum of ₹5,000 and a maximum of ₹15,000 plus GST for salaried borrowers, and a maximum of ₹18,000 for others. HDFC Bank’s page lists up to 0.50 per cent or ₹4,000, whichever is higher, plus taxes, for salaried and self-employed professionals, and says the fee is non-refundable. Pay it only once you have settled on a lender.
- Stamp duty on the mortgage. In Maharashtra, a mortgage by deposit of title deeds securing more than ₹5 lakh attracts stamp duty of 0.3 per cent of the amount secured, capped at ₹10 lakh, after the 2021 amendment described by the law firm AZB & Partners in April 2021. We found no later change, but confirm the current figure with your lender.
- Other charges in the schedule. SBI’s card also lists ₹5,000 plus GST for switching a loan from an older benchmark rate to its external benchmark regime. Ask any lender for its full schedule of charges in writing before you apply.
Legal and documentation fees
An independent advocate to read the title, the agreement for sale and the loan papers is money well spent. Fees vary widely with the work involved, and we could not find a reliable published range for Pune, so we have not printed one. Ask two or three advocates for a written quote that covers the title search, a review of the draft agreement and attendance at registration. Then add the small charges that accumulate: certified copies, courier and notarisation.
Fitting out: what the specification leaves to you
A new flat is not a finished home. Codename Vybe’s specification sheet includes a modular kitchen with chimney, but several lines are provisions rather than appliances: plumbing and electrical provision for a water heater in every toilet, electrical provision for exhaust fans, provision for a water purifier, AC points in the living room and bedrooms, and an inverter provision for each flat. The geysers, fans, purifier, air conditioners and inverter are yours to buy. The sheet does not list wardrobe fittings, loose furniture, curtains or light fittings either, so budget for them unless your agreement says otherwise.
For the scale of a full fit-out, NoBroker’s Pune guide, published in May 2026 and updated in November 2026, puts a 3 BHK interior at about ₹7 to 12 lakh for a basic package and ₹12 to 20 lakh for a fuller one, and warns that its figures are indicative, not quotations. Many packages include a modular kitchen, which this specification already provides, so compare quotes line by line. The guide to what fits in the rooms helps you size furniture before you shop.
Moving and the first months
A local move is a small line by comparison. NoBroker’s Pune moving guide, updated in October 2026, gives average charges within the city of about ₹12,300 for a 3 BHK and ₹7,000 for a 2 BHK, varying with volume, floor and packing. The larger cost is often the overlap: if you rent now, a month or two of rent alongside your loan instalments while the flat is fitted out. Ask, too, whether the electricity meter deposit and the piped gas connection charge are part of the developer’s demand or billed to you separately.
